The property profiles presented below are summaries of the property and the present status. There are links to the specific property pages, however, passwords are required to access these pages. This unit has a gas fireplace, a vaulted ceiling in the living room. The dining room has a ceiling fan with a china cabinet nook, and the kitchen has all five appliances (fridge, stove, fan, garbage disposal and dishwasher).

There are three bedrooms, and a loft room which may be used as a bedroom or as a multi-purpose room.

Laundry is available (shared) with downstairs, there are dedicated days for use of the shared laundry space.

There is an off-street parking space as well.

Status as at January 2026 - rented for long term.

Our commercial porfolio is on a single property which comprises fout addresses, one of which is residential. The three addresses are zone within a single building, comprising approximately 3500 square feet which has been upgraded over the years and customised to users needs. The three addresses are: 7101, 7103, and 7105 Vedder Road.

The building was originally constructed in 1905 and housed the Edenbank General Store originally, and was the subject of a historical project by Chilliwack Historical Perspectives in 2019. While the property is quite historical in nature, it is not presently listed as a Heritage Building.

Present Tenant: Hugos Mexican Restaurant

This location, on the southern side of the property, is a 1300 square foot property which formerly housed a chiropractic office / massage clinic before being transformed to a restaurant in 2011 (approximately) after a hiatus. Since 2015, the unit has housed Hugos Mexican Restaurant, being the original location before they expanded to District 1881 in Chilliwack, and their Surrey Location.

Presently, Hugos has a lease that is valid to 2029.

Present Tenant: In A Wink Spa (Esthetic Services)

Formerly housing Towler Appraisals in the 1970s and 1980s, and then a financial services consultant in the 1990s and 2000's, and a brief stint as a music school, this office location underwent a major transition in 2010 with a major upgrade to become a spa. The tenant improvement was completed to a high standard, which captures the heritage nature of the building, and brings a new elegance to the premises.

Present Tenant: Hugos Mexican Restaurant

This portion of the property comprises the northeast corner of the property and the upstairs portion of the property. The lower floor comprises 800 square feet, and the upstairs portion is an additional 750 square feet. The original use of this section of the property was office space, after the 1980s renovations. Since 2006, the space has occupied an insurance company, and a legal office.

In 2025, the lower floor space was renovated to remove the office space walls, provide an opening to 7101, and renovated to accommodate an expansion to Hugos Restaurants. The upper floor is maintained as an office space, and houses the head office for Hugos.
